WHAT ARE THE STEPS TO BUYING A HOME?

October 09, 2026•4 min read

Buying a home can feel overwhelming, especially if it is your first time. There are lenders,

Realtors, appraisers, inspectors, title companies, and underwriters involved, and each one has a different role.

The good news is that the process can be broken down into a series of clear steps.

Understanding what happens at each stage can help you feel more prepared and avoid

unnecessary surprises.

1. Review Your Finances

Before you start looking at homes, take a realistic look at your financial situation.

Consider your income, credit, monthly debts, savings, and the amount you have available for

your down payment and closing costs.

One of the first questions you should ask yourself is:

“How much can I comfortably afford each month?”

Knowing your budget before you start shopping can save you time and help you focus on

homes that actually fit your financial situation.

2. Get Pre-Approved

Once you have an idea of your finances, the next step is to speak with a mortgage professional

and get pre-approved.

The lender will review information such as your income, credit, debts, and assets to determine

approximately how much you may qualify for.

A pre-approval also gives you a realistic price range for your home search.

Before you start looking at houses, know what you can afford.

3. Start Looking for a Home

Now you can start working with a Realtor to find a property that fits your needs and budget.

But remember, the purchase price is not the only cost to consider. You should also think about:

  • Property taxes

  • Homeowners insurance

  • HOA fees, if applicable

  • Your estimated monthly mortgage payment

  • The condition and location of the property

The most expensive home you qualify for is not necessarily the home that makes the most

sense for you.

4. Make an Offer

Once you find the right property, your Realtor can help you prepare an offer.

The seller can accept the offer, reject it, or make a counteroffer.

Once both parties agree and the contract is accepted, the transaction moves forward and the mortgage process becomes more detailed.

5. Complete the Loan Process

After your offer is accepted, your lender will begin working on the mortgage in more detail.

You may need to provide documents such as:

  • Paystubs

  • W-2s

  • Bank statements

  • Tax returns, when applicable

  • Employment information

  • Documentation regarding your debts and assets

At this point, staying organized and responding quickly to requests from your lender can help keep the process moving.

6. Appraisal and Inspection

Two important parts of the home-buying process are the appraisal and the home inspection, but they serve different purposes.

The appraisal helps the lender determine the market value of the property and whether the property supports the loan amount.

The home inspection focuses on the condition of the property. It can help the buyer identify potential issues with areas such as the structure, roof, plumbing, electrical systems, and other components of the home.

Understanding the difference between the two is important: one primarily supports the lender's evaluation of the property, while the other helps the buyer understand the property's condition.

7. Underwriting

This is where the underwriter reviews the loan in detail.

The underwriter evaluates the borrower's financial information, documentation, credit, income, assets, and the property to determine whether the loan meets the applicable guidelines.

During this stage, the lender may request additional documents or explanations. These are commonly referred to as conditions.

It is important to respond to these requests as quickly and accurately as possible so the loan can continue moving toward approval.

8. Final Approval and Closing

Once the required conditions have been satisfied, the loan can move toward final approval and closing.

At closing, the buyer signs the final documents and provides any remaining funds required for the transaction.

Once the closing process is completed, the buyer officially becomes the homeowner.

And then comes the best part:

You get the keys.

THE BOTTOM LINE

Buying a home is a process, not a single transaction. It involves several professionals and

multiple stages, from the initial pre-approval to the final closing.

The basic roadmap is:

Review your finances → Get pre-approved → Find a home → Make an offer → Complete the loan process → Appraisal & inspection → Underwriting → Closing

The more you understand about each step, the more prepared you will be when it is time to make one of the biggest financial decisions of your life.

Get prepared. Get pre-approved. Find the right home. And know what to expect before you get to the closing table.
