How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. Getting pre-qualified prior to beginning your home search can give you an idea of what you may be able to afford.

Why do people refinance their mortgages?

Homeowners typically refinance to save money, either by obtaining a lower interest rate or by reducing the term of their loan. Refinancing is also a way to convert an adjustable loan to a fixed loan or to consolidate debts.

How much money will I have to pay upfront to buy a home?

This question does not have a simple, one-size-fits-all answer. The exact amount will depend on the price of the home you buy as well the type of mortgage financing you choose. Depending on your loan program, your down payment could be as much as 20% of the home’s price or as little as 3%, while some loans require no down payment at all.

Can I get a mortgage after bankruptcy?

You may still qualify for a home loan even if you have experienced a bankruptcy. The best way to find out if you qualify is to talk with a Loan Officer to discuss your options. Be sure to bring all paperwork regarding your bankruptcy so your Loan Officer can find the program that best fits your situation.

Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

Por Qué el Proceso Se Siente Abrumador y Cómo Dejar de Sentirlo Así

Comprar una casa puede sentirse completamente abrumador si es tu primera vez. Términos como pre-aprobación, appraisal, underwriting y closing aparecen en todas partes y nadie te explica qué significan ni en qué orden ocurren. Andrea Kling lo explica en 7 pasos simples para que sepas exactamente qué esperar en cada etapa del proceso.

Paso 1: Pre-Aprobación

Antes de ver una sola casa tu loan officer revisa tu crédito, tus ingresos y tus documentos para darte una carta de pre-aprobación. Esta carta te dice cuánto puedes calificar y te prepara para hacer ofertas serias cuando encuentres la propiedad correcta. Sin este paso estás viendo casas sin saber si realmente puedes comprarlas.

Paso 2: Buscar Casa Con Tu Realtor

Con tu pre-aprobación en mano tu agente de bienes raíces te ayuda a encontrar propiedades dentro de tu presupuesto y en las zonas que te interesan. Este paso puede tomar desde unas semanas hasta varios meses dependiendo del mercado y de qué tan específicas sean tus necesidades. La pre-aprobación te permite buscar con enfoque en lugar de simplemente navegar sin dirección.

Paso 3: Hacer Una Oferta

Cuando encuentras la casa correcta tu realtor prepara una oferta formal. En mercados competitivos como el área de DC, Maryland y Virginia tu carta de pre-aprobación y la fortaleza general de tu oferta pueden marcar la diferencia entre ganar o perder la casa frente a otros compradores que también la quieren.

Paso 4: Aplicación Formal del Préstamo

Una vez que tu oferta es aceptada se completa la aplicación formal del préstamo con toda la documentación necesaria. Eso incluye comprobantes de ingreso, estados de cuenta bancarios, información de empleo y cualquier otro documento que el prestamista requiera para procesar tu caso. Este es el momento de tener todo organizado y listo para entregar rápidamente.

Paso 5: Appraisal e Inspección

El prestamista ordena un avalúo conocido como appraisal para confirmar que el precio acordado en el contrato corresponde al valor real de la propiedad. El prestamista no va a prestar más de lo que la propiedad vale según ese avalúo. Paso 6: Underwriting

Aquí es donde el underwriter revisa a fondo toda tu documentación para dar la aprobación final del préstamo. Es posible que el underwriter pida documentos adicionales durante este proceso. Responder rápido a cualquier solicitud es una de las cosas más importantes que puedes hacer para mantener el proceso avanzando sin retrasos innecesarios.

Paso 7: Closing

El día del cierre firmas los documentos finales, se transfieren los fondos y oficialmente recibes las llaves de tu nueva casa. Desde la aceptación de la oferta hasta el cierre el proceso completo suele tomar alrededor de 30 a 45 días dependiendo del prestamista, el tipo de préstamo y la complejidad de la transacción.
