How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. How much money will I have to pay upfront to buy a home?

Depending on your loan program, your down payment could be as much as 20% of the home’s price or as little as 3%, while some loans require no down payment at all.

Can I get a mortgage after bankruptcy?

You may still qualify for a home loan even if you have experienced a bankruptcy. The best way to find out if you qualify is to talk with a Loan Officer to discuss your options. Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

Buying a home can feel completely overwhelming if it is your first time. Terms like pre-approval, appraisal, underwriting, and closing appear everywhere and nobody explains what they mean or in what order they happen. Step 1: Pre-Approval

Before you look at a single home your loan officer reviews your credit, your income, and your documents to give you a pre-approval letter. That letter tells you how much you can qualify for and prepares you to make serious offers when you find the right property. Without this step you are looking at homes without actually knowing whether you can buy them.

Step 2: Search for a Home With Your Realtor

With your pre-approval in hand your real estate agent helps you find properties within your budget and in the areas you are interested in. This step can take anywhere from a few weeks to several months depending on the market and how specific your needs are. Having the pre-approval allows you to search with focus and direction rather than browsing without any clear parameters.

Step 3: Make an Offer

When you find the right home your realtor prepares a formal offer. In competitive markets like the DC, Maryland, and Virginia area your pre-approval letter and the overall strength of your offer can be the difference between winning the home and losing it to another buyer who was better prepared.

Step 4: Formal Loan Application

Once your offer is accepted the formal loan application is completed with all the required documentation. That includes proof of income, bank statements, employment information, and any other documents the lender needs to process your file. This is the moment to have everything organized and ready to submit quickly because delays in documentation can push back the closing timeline.

Step 5: Appraisal and Inspection

The lender orders an appraisal to confirm that the agreed purchase price reflects the actual market value of the property. The lender will not lend more than what the property is worth according to that appraisal. Separately it is strongly recommended to schedule a physical home inspection to evaluate the condition of the property before proceeding. These are two distinct steps that serve two distinct purposes and both matter.

Step 6: Underwriting

This is where the underwriter reviews all of your documentation in depth to give the final loan approval. The underwriter may request additional documents during this stage. Responding quickly to any requests is one of the most important things you can do to keep the process moving forward without unnecessary delays. Files that stall in underwriting almost always do so because of slow responses to conditions rather than problems with the application itself.

Step 7: Closing

On closing day you sign the final documents, funds are transferred, and you officially receive the keys to your new home. From the acceptance of the offer through closing the complete process typically takes around 30 to 45 days depending on the lender, the loan type, and the complexity of the transaction.
